Good preventive maintenance in a property management system provides the following benefits typically; a more efficient operation, fewer breakdowns, extended equipment life, diagnosis of weak points, and advance determination of equipment replacement. Maintenance costs of a building alone can cost a fortune in the facility's annual budget. Implementing a planned, predictive and preventive maintenance strategy rather than reactive and corrective can be significant cost savings in the long run because the cost of deferred maintenance can be relatively high.
"Daily activities of the building's tenants will be disrupted if there is a breakdown or disorder of elevator or HVAC (heating, ventilating and air conditioning) facilities. So, Windows-based software for Computerization should transform to Cloud-Based for Digitalization. When I adopted the term CMMS, I like to call it Cloud Maintenance Management System, to highlight the digital transformation."
"The differences are obvious. First, the CMMS will integrate with the front-end TimeTec Building (Commercial Buildings) and iNeighbour (Residential Properties) modules for residents or tenants to report faulty facilities and receive notifications on repairing updates. The request for corrective maintenance will automatically flow from tenant/resident to TimeTec Maintenance, verified by the Facility Manager, and further automated to the work order procedures and at the end feedback to the tenant/resident. A technician assigned to the repair job will be notified via the App and can update his work progress in the same App."
"Second, more and more hardware devices installed in a building nowadays are IoT-enabled, embedded with sensors. When the IoT hardware is integrated with Cloud Maintenance Management System, it can automatically trigger the preventive maintenance processes according to its usage to ease the maintenance manager's workload."
