The Setia Alamsari township in Bangi, Kajang, has been given a facelift in the past few years, with master developer S P Setia Bhd updating the freehold township by adding more landscaping and greenery to give homebuyers lavish environmental additions. Up until now, total area developed is around 35% of the 775-acre of land township, with practically all units sold.
The remaining 65% of the land bank, which has a total gross development value (GDV) of RM4.3 billion, will be developed throughout the following eight to 10 years. This year, S P Setia plans to launch four phases comprising residential and commercial units in Setia Alamsari.
Setia Alamsari was first developed by S P Setia's sister organization, I&P Group Sdn Bhd, under the name Alam Sari. I&P Group started developing the first 432 ½-acre parcel in 2007. Subsequently, in 2017, S P Setia bought a 342 ½-acre land nearby and acquired I&P Group. The two parcels were then merged into a 775-acre township, and rebranded as Setia Alamsari, with a total GDV of RM5.1 billion.
Connected to highways like the KL-Seremban Highway, Kajang-Seremban Highway and Kajang SILK Highway, Setia Alamsari is also close to other conveniences such as the UKM KTM station, Bangi Gateway Mall, IOI City Mall, Alamanda Shopping Center, Bangi Golf Club, Stadium Kajang, the German-Malaysian Institute and the KPJ Kajang Specialist Hospital

The developer has recently moved into their new sales gallery, the Setia Alamsari Welcome Center. As part of the enhancement efforts, the township will have eight parks altogether, which will give a more comfortable atmosphere. After completing 2 parks; i.e. Canopy Park and Canal Park so far, S P Setia plans to add one park a year to the township. The completed parks are:
Canopy Park (2.4 acres of land), is the principal park to be completed in Setia Alamsari and offers a football field, seats and a pavilion, among different amenities.
Canal Park (11.3 acres of land), which has three interconnected lakes, was completed a year ago. This park has 1.8 km of undulating jogging and cycling paths, a serene bamboo lane, treehouse, water fountain, children playground as well as a giant slide.
This year, S P Setia aims to complete another park, the Lake of Reflection. This lake occupies an area of 10.5 acres and is surrounded by houses. There will be an island in the lake, which will be called Pulau Pelangi, as the developer intends to plant rainbow trees there.

Thus far, all previous launches have been completely sold out, except for limited unit of bungalows and semi-detached homes in the Verdale precinct that were launched in December 2019 and November 2020 respectively.
Verdale is a very low density precinct, set within an extravagant greenery atmosphere. There are only 47 units of two-storey bungalows with built-up area from 3,161 sq ft to 3,881 sq ft, on lot sizes from 6,890 sq ft to 16,502 sq ft. Situated next to the bungalows are 36 units of two-storey semi-detached houses, with built-up area of 3,118 sq ft and lot sizes from 3,200 sq ft to 9,360 sq ft. The price of Verdale bungalows start from RM1.94 million, and the semi-detached from RM1.52 million. Currently, there are only limited units available.
With families staying home more often nowadays due to the needs of children to attend online classes or adults to work from home, the demand for more spaces have grown. With this in mind, S P Setia plans to launch four more phases in Setia Alamsari this year.
The first will be Caressa which is a 88 two-storey, linked semi-detached homes with a GDV of RM71 million under its Casa Collection. Scheduled for launch in August 2021, these units have a north-south orientation, with built-ups of 1,965 sq ft to 2,022 sq ft and a lot size of 32ft by 65ft. Caressa price ranges from RM788,000 to RM927,000.
In the next quarter the developer will introduce new bungalows and semi-detached homes adjacent to the Lake of Reflection. The designs of these homes are inspired by traditional Malay architecture, with pointed roof and wide frontage. Some of the units will have living and dining halls overlooking the Lake of Reflection. This phase has only 21 units of bungalows, with land size of 60ft by 110ft, and 20 units of semi-detached with land size of 40ft by 80ft. These bungalows and semi-detached will have 3 different layouts each to cater to different family needs.

The third phase will be Aderyn, a 108 units of two-storey terraced home in the Andra Collection. These units will have built-ups from 1,682 sq ft to 1,938 sq ft and land size of 20ft by 65ft. The price will start from RM650,000 onwards.
The township draws in numerous upgraders from surrounding areas like Bangi and Kajang. After Aderyn, there will be plan to introduce the first commercial development in Setia Alamsari, 30 units of two-storey shop offices on the site of the old sales gallery. Scheduled for launch by year-end, the project, which has yet to be named, will sit on a five-acre land plot with indicative price starts from RM1.5 million.
People used to buy house with aim of having a roof over their head, or a shelter. That needs evolve over time to include security.
